Anyone who has renovated a bathroom at least once knows that decisions that seem purely aesthetic almost always hide practical implications that appear months later. In recent years, it has conquered magazines, showrooms and Instagram profiles of architects and interior designers, and now it has also made a strong entry into the bathrooms of the home, not only in boutique hotels or designer lofts. But choosing between a floor-level shower and a traditional shower tray is not like choosing the color of grout: it changes how the space is used, how maintenance is done, how much is spent during the installation phase and, sometimes, how much the apartment can be sold for.
The starting point, however, is not technical. It’s visual. A floor-level shower turns the bathroom into something more like a room than a utility room. The floor continues, the perimeter dissolves, the eye does not stop at an edge. It is this effect of continuity that has made the solution so desirable and so often overrated.
This actually makes the shower level with the floor

The critical point is the slope. Without the raised edge that holds the water, the entire surface must be sloped to the drain to within a millimeter. A 2% slope is the required technical standard. If the floor is not perfectly level or if the installation is sloppy, water tends to pool at the edges, which is both unsightly and problematic for the waterproofing in the long run.
The traditional dish did not give up, but only changed shape
Anyone who sees the raised shower tray as something outdated probably hasn’t seen the models produced in the last five years. The market has responded to the aesthetic pressure of the flush shower with extremely thin trays of 2.5 or 3 cm high in composite materials such as e.g. mineral castwhich to the eye reads almost like a floor surface, but retains the advantage of the edge it contains.

For a normal-sized bathroom in a 1990s apartment, it’s a concrete answer to a real need.
There is also an underrated issue of accessibility. The raised edge of a traditional plate, even 10-15 cm, is an obstacle for those with mobility difficulties. The floor-level shower, however, is certified as a solution without obstacles and meets the accessibility requirements set by Italian legislation for subsidized renovations. It’s not a minor detail, especially in terms of inclusive design or features intended for different user groups.
Maintenance is the data that no one puts on the cover
Any design magazine that features a floor-level shower photographs it on the day of installation, never six months later. Joints on the surface of the shower floor, if the installation is on large slabs, are reduced to a minimum. but if smaller forms are used, the surface of the joint is increased, and with it the danger of the accumulation of scale and mould. The linear drain, aesthetically elegant, requires more frequent cleaning than the traditional central siphon drain because the grate collects hair and debris along its length.
Acrylic or cast shower enclosures are easy to clean and stand up to common detergents without problems. Porcelain floor tiles, although technical and processed, behave differently depending on the surface: a strongly textured natural stone effect is aesthetically beautiful, but accumulates more visible soap residue. Therefore, the choice of flush shower hardware is not only aesthetic but also a statement of how much time you are willing to devote to weekly cleaning.
A fact worth bearing in mind: the waterproofing guarantee of a well-executed flush shower lasts at least 10 years with professional systems (wet membranes such as Schlüter Kerdi or integrated systems), but requires installation by someone knowledgeable about the product. A bad seal in a combustion shower is a leak discovered with damage to the downstairs neighbor’s roof, not before.
How much it affects the value of the property
The answer is: it depends on who is buying. In a luxury apartment, in a historic center or in a condominium with a specific buying target, a well-made shower enclosure with materials that are consistent with the rest of the bathroom is an element that potential buyers recognize and appreciate. In a three-room suburban apartment with a bathroom of 4 m2, the same intervention risks appearing oversized compared to the context and not adding value commensurate with the cost.
Real estate agencies with experience in quality homes confirm that a well-renovated bathroom is one of the first elements that influence the perception of the value of an apartment, but the balance between investment and return varies greatly. The complete renovation of the bathroom with a shower cabin in an 80 m2 apartment in Milan can cost from 6,000 to 15,000 euros depending on the materials and is not always fully recovered in the sale price.
The choice, after all, depends on how long you plan to stay in this apartment and how important daily bathing is to your quality of life. A well-designed floor-level shower, with a silent drainage system and a long-lasting cover, transforms an ordinary gesture into something that has its own precise shape. The traditional shower tray, especially in modern slim versions, still gets the job done without asking much in return. They are not two opposing philosophies, but two different answers to the same question: how much we want the bathroom to look like what we have in mind.
