Trim House by KWK promissory note is a detached house in a suburban district of Vilnius characterized by wooded plots and traces of interwar wooden houses. Designed after a closed competition in 2016, the project responds to a site once occupied by modest wooden structures that have since disappeared, leaving behind a loose development plan among trees and open ground.
From the beginning, the architects approached the house as a negotiation between presence and landscape. The surrounding vegetation and recreational character of the neighborhood guided decisions regarding massing and orientation. Early proposals had already explored raising part of the concrete volume to introduce light deeper into the design while maintaining a direct connection to the garden.

kwk promises to limit the footprint
During the Trim House design process, a change in local regulations introduced new restrictions for KWK Promes. The permitted building footprint was halved and the road was realigned so that the access now cuts through the garden. These changes required a substantial overhaul of the system. Instead of moving the work, the architects chose to adapt it to its location.
‘We managed to convince the client to stay on the original plot and reduce the area of the house,‘ the group explains. ‘The limitations became an opportunity to refine the concept.The revised design contracts to a triangular geometry, a direct response to both the reduced footprint and the changed approach to the site.

the interiors face a sunny garden
Trim House organizes its spaces around a central atrium that draws daylight indoors. This open space works together with the living room to extend the garden into the house, creating a continuous spatial field that gradually shifts between the interior and the exterior. The ground floor remains closely tied to the ground, while the elevated section introduces variation in the section.
By elevating part of the house one level, the architects create a multi-layered relationship with the landscape. The atrium becomes an articulation between the volumes, mediating light and movement while offering framed views of the surrounding trees. ‘The patio, together with the living room, became an extension of the garden,‘ note the architects, emphasizing how the interior is shaped by its proximity to the outdoor air.

The upper level includes the private rooms, placed above the volume of the ground floor. The bedrooms open onto a terrace that overlooks the site, allowing residents to engage with the verdant surroundings while maintaining a sense of separation from the approach and entry sequence. This elevated zone benefits from increased daylight and greater views across the plot.
In this configuration, the Trim House balances compactness with spatial generosity. The reduced footprint yields a more extensive garden and improved solar access, which are of particular importance in Vilnius’ climate and forest environment. ‘The enlarged garden and better exposure to sunlight became key arguments for the care of the house,‘ the architects continue. The work maintains its original spatial concept even as its dimensions change, showing how constraint can guide form with precision.
